When listing a home in Lakewood Ranch and Sarasota, understanding what today's luxury buyer is really shopping for makes all the difference.  Buyers at this level aren't just comparing square footage and price, they're weighing lifestyle, view, privacy, and design against a very specific mental checklist, and they know within minutes of walking through the door whether a home checks the boxes that matter to them.

Having worked with luxury buyers and sellers in this market for over 20 years, and holding both the Certified Luxury Home Marketing Specialist (CLHMS) designation and GUILD Elite recognition from the Institute for Luxury Home Marketing (an honor reserved for agents who consistently perform at the top tier of luxury sales), I stay closely tied to the data and real-time signals that reveal what buyers actually prioritize.  Here is a deeper look at the trends shaping the luxury market right now, and what they mean if you're preparing to sell or searching for the right home.

Access to Lifestyle, Amenities & Wellness

The first thing I see luxury buyers prioritizing isn't a specific address, it's access.  They are purchasing entry into the lifestyle and activities that matter most to them, and that shapes which neighborhoods and communities rise to the top of their list.  Are they boaters looking for deep-water access?  Is golf non-negotiable?  Do they want to walk to the beach, belong to a country club, or live inside a resort-style, amenity-rich community where it's easy to meet people?  Or do they prefer something quieter and more tucked away, farther from the pace of the city?

Locally, this plays out across communities like Lakewood Ranch Country Club or Wild Blue at Waterside in Lakewood Ranch, and The Founders Club and downtown luxury condos like Epoch towards Sarasota, each of which appeals to a distinct buyer profile. This is exactly where an agent with deep local roots adds value: matching a buyer's lifestyle priorities to the right community before they ever step inside a home.

Wellness has also moved from “nice to have” to “non-negotiable.”  The Institute for Luxury Home Marketing's (ILHM) 2026 Outlook notes that wellness-focused amenities such as private gyms, saunas, and spa-inspired bathrooms are now firmly part of what defines a luxury home rather than an occasional upsell.  Buyers increasingly ask about room for a private fitness space, a flex room that could become a yoga or Pilates studio, or proximity to a club or community amenities with tennis, pickleball, or a full wellness center.  For sellers, this could be a bonus room or second garage reframed as a home gym for a genuine differentiator and not just a spare room without purpose.

A View to Buy For

Next, view is critical.  Do buyers want open water, a golf course, or a quiet preserve to look at every day?  In the luxury market, the view is rarely negotiable, I've seen buyers walk away from an otherwise flawless residence because the view wasn't the one they had pictured.  Right now, the most requested view is a long water or lake vista with minimal rooflines in the backdrop.  Landscaping berms, community walls, neighboring homes, and roads within the sightline are consistently the features that cool a buyer's enthusiasm, even in an otherwise beautifully finished home.

Privacy is the other half of the conversation, and it has become even more central to luxury buying decisions.  Based on my experience and ILHM research, the most breathtaking estate can lose its allure the moment a neighboring lanai or window peers into the backyard, or when the entry and community gates feel more decorative than secure.  When a property lacks thoughtful seclusion and an air of privacy, buyers sense vulnerability rather than value.  I've seen perfect homes not make a buyer's cut simply because of busy streets, minimal screening landscaping, non-exclusive access points, and low security not giving a buyer enough privacy and protection.

Interior Design & Livable Luxury

Inside the home, buyer expectations have become very specific.  The current baseline is four bedrooms minimum, with a strong preference for private en-suite bathrooms attached to every bedroom.  Plus, at least one bonus room or study in the floor plan, but buyers ideally want both and will gravitate towards homes that include both spaces.  On the design side, quartz and quartzite countertops remain a top request over granite, and buyers adore a well-executed feature wall in the great room to bring a sense of style.

With 14 years of interior design expertise behind my real estate business, I look at these preferences a little differently.  It's not only about checking off a bedroom count or countertop material, it's about how a floor plan flows, how natural light moves through a room, and how finishes and furnishings work together to make a home feel curated rather than simply staged.  That design-trained eye is often what turns a good showing into an offer, and it's a perspective I bring to every listing consultation and every buyer home tour.

Indoor-outdoor living has also become one of the clearest priorities I'm seeing in Lakewood Ranch and Sarasota.  Whether I am touring with buyers, or doing showings at listings, luxury buyers consistently point to fully pocketing or disappearing corner sliding glass doors, oversized lanais, and outdoor kitchens as features they expect rather than simply request.  The National Association of Realtors' Remodeling Impact Report shows outdoor kitchen and patio upgrades delivering strong returns, in addition to increasing overall home satisfaction.  Buyers want a lanai that functions as a true second living space with a well-appointed outdoor kitchen, a shaded dining area, a cozy gathering area around a fireplace, and a heated, saltwater pool and spa that feel like a natural extension of the home's interior design, not an afterthought tacked onto the back of the house.

Storm Protection, Security & Smart Mechanicals

Impact/storm windows and doors are a given at this price point, and the next layer of protection buyers are asking for is remote-control hurricane screens on the back lanai, so they don't need to bring outdoor furniture inside every time they leave town.  After that, the most common request is a whole-home generator, and the finishing touch many buyers now expect is a dedicated AC splitter in the garage.

Most buyers also assume a home will already have UV lights installed in the AC system, and a solid security system, along with a water softener, filtration, or purification system in place. Especially at the luxury price point, buyers want confidence that a home is easy to operate and already protected from the day they close, without having to spend their first few months making these upgrades themselves.  In Florida markets like Lakewood Ranch and Sarasota, storm resilience and security aren't just amenities, they're part of how buyers calculate a home's long-term value and their own peace of mind.  This is especially true for out-of-state buyers who are not accustomed to the natural weather patterns in our area, and are more concerned about weathering the next storm securely than in-town buyers.
