Is summer actually a good time to sell your home in Sarasota?

We are extremely fortunate to be living in such a desirable area. Because of that we have visitors seeking and searching for homes in our area year-round including families relocating for work, retirees planning their next chapter, and snowbirds who fell in love with Sarasota and now live here full-time. I firmly believe summer is a great time to sell your home. Living in such a seasonal area where we see most of our visitors in the winter to spring months, a question I often get from homeowners is whether summer is really a smart time to list their home.  After more than 20 years of selling real estate in the market, and nearly 30 years of living here, my simple answer is: YES!

Inventory Advantages

If you choose to put your home on the market in the summer, you will find that there are fewer homes on the market to compete with, which is a plus for your listing.  Many sellers assume the "hot season" for real estate is only during the peak snowbird and tourist months, so they hold off listing until fall or winter.  This hesitation works in your favor.  With less inventory competing for buyer attention, your home stands out more instead of getting lost in the sea of other listings. 

While you may notice fewer showings overall compared to "season", don't mistake this for less serious interest.  The buyers touring homes in June, July, and August are typically further along in their search.  They aren't browsing casually on a whim in between beach days on vacation; they've often been looking for weeks or months.  These buyers are more in tune with the market and are more motivated to make a decision to purchase.  If they were not as serious and just testing the waters, they would wait until the cooler and more comfortable months to tour homes. 

Snowbird Season

What's commonly called "Snowbird Season" brings a surge of visitors and lookers to Sarasota, but in my experience, more traffic doesn't automatically translate to more closed sales.  A good portion of winter season buyers are still in the early stages of their search.  Some are gathering information for a retirement that's still a few years out.  Others are simply comparing neighborhoods and price points to plan for the future.  And some tourists enjoy looking at homes as a vacation activity while they dream of a future living here.  These buyers tour homes enthusiastically, but many aren't ready to write an offer.

It is true that winter months do bring more overall buyer traffic and more overall showings, which often means more opportunities to get eyes on your listing.  But that same season also brings a wave of new inventory as other sellers time their listings to match the snowbird influx.  More buyers arrive, but so does more competition, and your home has to work harder to stand out in a crowded market.  Summer flips that equation: less competition, and more buyers who are looking are looking with purpose, which equals a "win" for you!

Common Summer Selling Concerns

I understand why some homeowners hesitate to list in summer, it often seems counterintuitive in our area.  Let's address the most common concerns:

"It's too hot for buyers to want to look at homes."  Florida buyers already live with, or are moving into, our climate.  Serious relocation and retirement buyers factor the heat into their plans long before they start touring and it doesn't stop them from making offers.

"Families are on vacation and not house hunting."  True for some buyers, but Sarasota's buyer pool isn't dominated by families working around a school calendar the way many other markets are.  Retirees, remote workers, and relocation buyers make up a large share of our market, and their timelines aren't tied to a school year.  And for the families that are looking for a home, it's the prime time for them to purchase a home in their desired school system before the school year starts.

"There's a lull before the fall market picks up."  A quieter market with fewer competing listings is precisely why summer sellers often see stronger negotiating positions.  Less competition means your well-positioned home is more likely to be the one a serious buyer chooses to write an offer on

Timing is Only Part of the Strategy

If your home is properly prepared for the market - showing-ready, well-maintained, and priced correctly - any time can be the right time to sell.  But summer offers a genuine strategic advantage: less competition, more serious buyers, and a market that rewards well-positioned sellers rather than burying them in a sea of similar listings.
